Getting Started
How much does it cost?

Our management fee is a percentage of the gross booking revenue your property generates. It covers everything from guest management and pricing to maintenance coordination and monthly reporting. We'll explain exactly what's included before you decide to move forward. There are no upfront costs to get started.

How long does it take to get my property listed?

Most furnished properties can be listed within one to two weeks. If the property needs design and setup, that timeline depends on the scope of work, but we move quickly once the plan is confirmed.

Do I need to furnish my property?

If your property is already furnished, we'll assess what's there and recommend any changes. If it's unfurnished, we offer a full interior design and setup service to get it booking-ready. This is available as a standalone service regardless of whether we manage the property.

What areas do you operate in?

We currently manage properties across Oakville, Burlington, Hamilton, Mississauga, and Vaughan. If you're elsewhere in the Greater Toronto and Hamilton Area, get in touch. We may still be able to help.

Ownership & Operations
Can I still use my property for personal stays?

Yes. Just let us know in advance and we'll block the dates. We simply ask for enough notice to avoid disrupting existing reservations. Your property is still yours.

How do you screen guests?

We review every booking request before accepting it. We check guest profiles, past reviews, verification status, and the nature of the stay. If something doesn't feel right, we don't accept the booking.

What happens if a guest damages my property?

Every guest is screened before booking, and we take steps to reduce risk before a reservation is confirmed. In the unlikely event that damage does occur, we work with the relevant protection program or insurance provider, including AirCover for Airbnb bookings and coverage for eligible direct bookings, to manage the claim and keep you informed throughout the process.

Do you handle maintenance and repairs?

Yes. We coordinate all maintenance through our local vendor network. Routine issues are handled proactively through regular inspections. Urgent issues are prioritized and dealt with as quickly as possible. We'll keep you informed, but you won't need to coordinate contractors or chase updates yourself.

How is this different from listing it myself?

The difference is in the day-to-day operation. We adjust pricing as demand changes, respond to guest communication at all hours, inspect every turnover, coordinate maintenance, restock supplies, and provide monthly reporting. We handle the operational work so your property performs without requiring your day-to-day involvement.

Working Together
How and when do I get paid?

Monthly, in the first week of the month, with a statement showing exactly what came in and what was deducted.

Do I need to sign a long-term contract?

No. Our agreements can be ended with 60 days' written notice, no penalty.

What if I want to end the agreement?

Plans change, and we don't lock owners in. You can end the agreement with 60 days' written notice, no penalty. If we ever raise our fees, you also have the right to walk away on the same notice.

What kind of properties do you manage?

Primarily single-family homes and townhomes, from studios to 5+ bedrooms. We manage both short-term and mid-term rentals depending on what makes the most sense for each property.

Do you guarantee a certain level of income?

No. Every property is different, and rental performance depends on location, condition, seasonality, and market demand. During your property review we'll give you a realistic projection based on comparable properties and current market data, not inflated promises.

Do I need to switch to short-term rentals?

Not necessarily. We assess every property individually. In some cases, a mid-term strategy produces a better balance of income, stability, and lower operational demands. We'll recommend the approach that makes the most sense for your property.

Do I need to be involved in the day-to-day?

As much or as little as you'd like. Most owners simply receive their monthly statements while we handle the day-to-day operation. We'll reach out when decisions are needed, but you won't be dealing with guest messages, cleaners, or maintenance requests.
