About Folahan

Most property owners didn't buy an investment property because they wanted to answer guest messages at ten at night, coordinate cleaners, or keep up with changing rental regulations. They bought it because they wanted a well-performing investment.

Over the years, I've worked with many owners who felt stuck between two bad options: managing everything themselves, or handing the property to a company that didn't seem to care about the outcome as much as they did. That gap is what led me to start this business.

My approach

I look at properties like an investor

Before I ever managed properties for other owners, I owned investment properties myself, and that perspective shapes how I approach every decision. When I look at a property, I'm not only asking how to get more bookings. I'm asking who the right fit is for the property, what rental model makes the most sense, what risks we should avoid, and how to increase income without creating unnecessary problems.

Sometimes the answer is short-term rentals. Sometimes it's mid-term or corporate housing. Sometimes it's a traditional long-term lease. The right answer depends on the property, the market, and the owner's goals, not on whichever option looks best on paper.

On strategy

Not all money is good money

One thing I've learned is that the highest-revenue option isn't always the best one. An owner who's comfortable with some volatility may do well with a short-term rental strategy. Another may sleep better knowing there's a qualified guest in place for several months at a time. Neither approach is right or wrong. The goal is to find the balance between income, stability, and risk that fits the owner.

I've recommended against short-term rentals when I didn't believe they were the right fit. My role is to help owners make informed decisions based on their property, goals, and risk tolerance.

Protection

Protecting the property comes first

The owners I work with care about revenue, but they care just as much about the property itself. Most have put a significant amount of money into it. Some plan to hold it for decades. Others may eventually move into it themselves or pass it on to family.

Protecting the property isn't separate from the business. It is the business.

We focus on careful guest and tenant screening, preventative maintenance, routine inspections, and catching small issues before they turn into expensive ones. Every decision is made with the long-term health of the property in mind, not just the next booking.

What owners can expect

When you work with me, you're not dealing with a large organization where decisions get passed between departments. I stay involved. I oversee strategy, major decisions, and the overall direction of each property to ensure it continues to perform and is cared for properly.

Most of the owners I work with are looking for the same thing: peace of mind. They want to know the property is being looked after, issues are being addressed, and someone is paying attention. They want consistent income without having to manage the day-to-day details themselves.

In the end, it comes down to trust. You're trusting me with an investment you've worked hard to build, and my responsibility is to protect it, manage it well, and help it perform over the long term.
